What should I know before my
son/daughter chooses a new apartment home?
A lease is a basic agreement between your child and the owner of
the community. The lease is legally binding and enforceable through
the legal system. If they choose to move out before the end of the
lease terms, the resident could still be responsible to pay the
remainder of the lease agreement.
What deposits are required?
Generally, a $1000.00 deposit would be due in order to reserve the
apartment. This deposit could be waived if a guarantor also signed
for the resident. If he/she fails to make payments on the
apartment, the guarantor will be responsible to provide those
payments. Deposits will be refunded after final inspections are
completed with no damages to the apartment or furnishings. A
guarantor must meet the following criteria: is 27 years of age or
older, has good credit standing with a 600+ RV Index score and
gross income of 3.5 times the rental amount monthly.
Is renters insurance required?
No; however, it is encouraged. Renters insurance is a policy
you can purchase to protect your personal property, as the
management/landlords is not responsible for replacements to
tenants. Replacement of your belongings if they are damaged, lost,
or stolen could be covered. TCC does not promote any specific
insurance coverage company to use.
What does All-Inclusive Living
mean?
Each lease agreement will include rental of a bedroom in each
apartment that is fully furnished with full-size bed, shelving,
desk, chair, dresser and nightstand. The living/common area that
will be shared by other bedrooms in the apartment will include
sofa, loveseat, coffee table, end table, dining table with chairs.
The 4/4’s include a flatscreen TV in the living room. All
appliances will be provided as well, including full-size washer and
dryer. Internet is included in rent as well. Each roommate will be
responsible for only their rent and utilities.
What type of apartments are
available?
The Enclave Apartments offers 2, 3 and 4-bedroom floor plans. With
four different options to choose from, ask your leasing specialist
which floor plan may work best for you based on what you are
looking for in your new apartment home.
How close is The Enclave to UF and
Santa Fe?
The Enclave is 1.2 miles from the center of the University of
Florida campus and about a 10-15 minute drive from Santa Fe
College. We have great interior buses (the only property in
Gainesville!) that pick up inside the complex and drop off at all
the central locations on the UF campus. We also have city buses
that can take your child all over Gainesville including grocery
stores, restaurants, and downtown on the weekends!
When is rent due?
Rent is due on the 1st of each month, including August for the
lease start date. Online rental payments through your Resident
Portal can be automatically set up once the resident has moved in
and the set up codes have been supplied to the resident from the
office staff.
When is move-in day?
Please call our office for move in and move out dates.
Do you allow short-term leases?
Currently, we are offering 12-month leases.
What is your pet policy?
We are pet friendly with no breed restrictions up to 80 lbs. The
pet fee is $350 per pet, and pet rent is $45/monthly per pet.
Do you allowing subletting?
Yes. However, the resident will be responsible for finding his/her
own sublet. Once someone has agreed to take over the lease, both
parties will work with the leasing team to complete any necessary
paperwork.
Can my child pick their roommate?
It is not necessary to lease the apartment with other roommates.
However, we are more than willing to accommodate those that already
have roommates in mind. Roommate matching forms will be completed
at the time of application. Our roommate-matching survey is used to
best place each resident with another person that has the same
interests based on his/her answers provided.
Do you allow co-ed apartments?
Our policy is to only place residents with those of the same sex,
unless the apartment is fully leased with individuals who have a
written agreement of the living situation they prefer.
Do you allow non-students?
Yes, if a new resident does not attend school and meets all our
approval criteria, he/she can also live at The Enclave Apartments
by leasing an entire apartment. We do offer roommate
matching.
What if my child doesn’t get along
with his/her new roommates?
We suggest that the roommates have a discussion of boundaries
immediately after moving in, even if they have known them for a
long time. This will help with establishing guidelines for living
together. We ask that roommates attempt to talk about any issues
within the household prior to contacting the leasing office. If
they are unable to resolve, the leasing team may be able to assist
with the outcome on a case-by-case basis.
Do I have to pay for parking?
No. Parking is first come-first served and each resident will
receive a decal for resident parking. We do offer private garages
for parking or storage for a monthly fee. We also provide free
visitor parking throughout the property in spaces marked with a
yellow "V".
